A signed rental agreement is required before a stay.  ID is required at booking.

By making a reservation, renter agrees to all listed policies, and that understand that breaking any of the listed policies will result in the cancellation of stay and forfeiture of all rental monies. 


  • NO CHILDREN POLICY.  Although we love children, we try to provide a quiet and relaxing atmosphere for adults  needing an escape from life's demands. 

  • ONLY PAYING GUESTS ARE ALLOWED TO STAY.  Unauthorized visitors and renter(s) will be asked to leave without refund. 

  • NO SMOKING OR DRUG-USE OF ANY KIND ON PREMISES OR IN CABIN.  The Big Pine Tree House is strictly a NON SMOKING establishment. There is a $500 charge, plus damages, for smoking inside the cabin.  Smoking is also prohibited on the property.  Illegal activity will be reported to authorities and if drugs of any kind found on premised, renters will be requested to leave without refund.

  • No damage is done to cabin or its contents, beyond normal wear and tear. 

  • All debris, rubbish and discards are placed taken upon departure.

  • Soiled towels are deposited in designated area. 

  • The Big Pine Tree House is left locked. 

  • No linens are lost or damaged. 

  • The Big Pine Tree House is left in pre-rental condition. Excessive cleaning time will be charged to guests at an additional per-hour cleaning fee if excessive cleaning is necessary.

  • NO DAILY MAID SERVICE.  While linens and bath towels are included in the cabin, daily maid service is not included in the rental rate.

  • RATE CHANGES.  Rates subject to change without notice.

  • FALSIFIED RESERVATIONS.  Any reservation obtained under false pretense will be subject to forfeiture of advance payment and the party will not be permitted to check in.

  • SECURITY CAMERAS AND TRAIL CAMERAS.  There are security cameras on the property and are to be left alone

  • NO TRESPASSING.  Renter agrees not to trespass on surrounding personal properties.  If renter chooses to avoid No Trespassing postings, the renter assumes all responsibility to any prosecution charges.

  • HOT TUB.  When using the hot tub, remember there that are certain health risks associated with this facility. Use at your own risk. The owner sanitizes and replenishes chemicals in the tub prior to your arrival; therefore, tub may not be warm until later that evening. Hot tub cover is for insulation purposes and is not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVER, it will break and you may be charged for replacement. 

  • The Big Pine Tree House provides preventative maintenance against pests/rodents, but due to the location of the cabin and the wilderness surrounding the properties, we cannot guarantee full immunity from nature’s creatures. There are no refunds due to encounters with natural pests inside or outside cabin.

  • AMENITIES – On occasion, amenities such as the hot tubs, gas fireplaces, appliances, etc. may malfunction. There also may be times when there are losses outside of our control, such as loss of electricity and water. Although we are unable to provide refunds for such inconveniences, we will service amenities as soon as we can possible upon notification.

  • NO ATV'S s or other motorized vehicles allowed.

  • No firearms or any other weapon allowed on property.  Hunting is strictly prohibited.

  • STORM POLICY/ROAD CONDITIONS.  No refunds will be given for storms. We do not refund due to road conditions.  

  • Roads and drive can get slippery and hard to navigate in winter months.  We highly recommend four wheel drive when planning a visit in winter.

  • The Big Pine Tree House is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By placing a reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
